Domestic Violence in Pennsylvania is governed by 23 Pa. C.S. § 6108.

If your tenant or their case worker submits a Protection from Abuse order (PFA), it is your responsibility to follow any requirements ordered by the court.

This could include evicting one tenant from the apartment (if the abuser and victim are on the same lease) or releasing the victim from the lease. 

Please consult the court, the caseworker, your legal professional, or the police for guidance, as needed.

Some victims may be in the process of seeking court-ordered protection. Before a PFA is issued, there is no legal guidance for landlord action, but a problem may be escalating.

If your tenant or their caseworker contacts you with concerns for an abuser who is not on the lease (this can happen when your tenant gives a key to another person), consider scheduling an urgent security inspection to check windows and change door locks.
