The Hot Water Tank

The hot water heater is usually overlooked until it stops working. 

The reasonable repair time is 24-72 hours. Most plumbers can be there on the next business day, but it’s worth a quick discussion with your tenant to decide if it’s a plumbing issue or an electrical problem first.

Troubleshoot with the Tenant

Troubleshoot with your tenant first:

  • For a gas hot water tank, check the pilot light. Many tenants are not comfortable with this and may need assistance, but it’s worth asking.
  • For an electric hot water tank, check that the circuit breaker is shut/”on.”

The Repair

These tanks typically last between 8-12 years, and it may only need a simple repair. If not, a standard 40 gallon hot water tank can be replaced within 24 hours for $1200-1800.

Hot water heaters are pretty straightforward. If there’s no hot water, check the power, then call a certified plumber.
